Surety Bonds
A surety bond is an agreement where a surety or guarantor agrees, subject to certain conditions and defenses, to uphold the promises and obligations of a bond principal, such as a prime contractor, if the principal fails to uphold a contractual agreement made with another party known as the obligee.
In the construction field, the obligee is usually the project owner. When the bond principal is a subcontractor, then the obligee is the prime contractor. In the construction business, surety bonds help make sure that construction projects are completed, and that material suppliers, equipment lessors and laborers are paid.
Surety bonds are used in a variety of businesses and are often required by certain regulated industries as a condition for licensure. These are called license bonds.
